City Developments Limited (CDL) and MCL Land are set to launch previews for their 99-year leasehold Tembusu Grand condominium project on Friday, featuring indicative prices starting at about $1.248 million.
The development, located on Tanjong Katong Road in District 15, will feature 638 units spread across four 20- or 21-storey blocks on the Jalan Tembusu site. More than 80% of the units will be one- to three-bedroom units, with one-bedroom units starting from $1.248 million for sizes ranging from 527 to 646 sq ft.
The development will also feature two-bedroom units starting at $1.548 million, three-bedroom units ranging from 990 to 1,399 sq ft starting at $2.278 million, four-bedroom units ranging from 1,432 to 1,604 sq ft starting at $3.288 million, and five-bedroom units of 1,711 sq ft priced from $4.028 million. In addition, there are two five-room penthouses, each measuring 2,691 sq ft. Sales bookings for the development will begin on April 8.
The development covers a land area of 210,622 sq ft, with the site acquired for $768 million in January 2022 after CDL submitted the highest bid out of eight bidders. The site’s maximum permissible gross floor area is 589,744 sq ft, translating to about $1,302 per sq ft per plot ratio (psf ppr).
